What Are the Requirements?

Under Approved Document F (ventilation) 2021, replacement windows in England must include background ventilation (trickle vents) if the existing windows had them, or if there is no other adequate background ventilation.

  • Habitable rooms (bedrooms, living rooms): 5,000mm² equivalent area
  • Wet rooms (kitchens, bathrooms, utility): 2,500mm² equivalent area

How Many Vents per Window?

A typical slot-type trickle vent provides 2,500–4,000mm² equivalent area. Therefore:

  • Habitable room: 1–2 vents per window (depending on vent size)
  • Wet room: 1 vent per window is usually sufficient
  • Larger windows can accommodate a single larger vent (e.g., 5,000mm² type)

Types of Trickle Vent

  • Slot vent (canopy type): Most common. Sits on top of the frame or glazing unit.
  • Over-frame vent: Fitted above the window frame into the wall.
  • Through-frame vent: Cut directly into the frame profile.
  • Glazed-in vent: Built into the sealed unit spacer bar.

Do I Always Need Them?

Not always. If the property has an approved whole-house ventilation system (e.g., MVHR or continuous extract), trickle vents may not be required. Your installer should assess the existing ventilation provision.
