Silicone and Acrylic Thin-Coat: The Premium Option

Silicone and acrylic thin-coat systems are the most expensive per m², typically £55–£120, because the price covers a full build-up, not just a topcoat: a basecoat, reinforcing mesh and then a thin, 1.5–3mm, silicone or acrylic finish. That build-up is what gives the extra weather and algae resistance and the longer guarantees these systems are usually sold on. K Rend Is a Brand, Not One System

“K Rend cost per m²” does not mean one thing, and mixing up which K Rend system a quote covers will skew any comparison. K Rend K Mono is a true one-coat monocouche, built up to 15–25mm in a single pass with no mesh, priced in the same £50–£95/m² bracket as other monocouche brands such as Weber Pral M and Parex Monorex. What “Supply and Fit” Actually Includes

A K Rend Silicone quote at £50–£95/m² is not just the coloured topcoat. Our K Rend calculator models the full system a proper quote should cover: a primer coat at around 0.25kg/m², an HP12 basecoat at roughly 1.8kg/m² per mm of thickness (so 7.2–9kg/m² at the typical 4–5mm), fibreglass reinforcing mesh with a 10% overlap allowance, one corner bead per external corner, and three stop beads per window or door opening (head plus two jambs). Leave any of that off a quote and either the price or the finished durability is wrong.

Scaffold: The Uplift Most Per-m² Prices Hide

Some cost guides fold scaffold into their headline per-m² figure; others price it separately, so check what any quote actually includes before comparing numbers. Take the same 3m × 2.4m wall (7.2m²) used in our how thick should render be and how much render for a wall pages, and multiply by the per-m² rates above:

• Sand & cement: 7.2 × £30–£80 = £216–£576, plus masonry paint at 7.2 × £8–£18 = £58–£130
• Monocouche / K Rend: 7.2 × £50–£95 = £360–£684
• Silicone thin-coat: 7.2 × £55–£120 = £396–£864

Scale that by your own measured wall area, minus windows and doors, for a realistic budget rather than relying on a whole-house rule of thumb.

What a Typical 3-Bed Semi Costs

Whole-house totals vary more by the wall area each guide assumes than by its price per m²:

Pooled across all three, budget roughly £3,500–£11,000for a typical 3-bed semi depending on system and actual wall area. Measure your own walls with the calculator rather than trusting a generic “3-bed semi” figure: the area assumption alone swings these guides’ totals by more than £3,000.

Region, Access and Condition

kentplasterers.co.uk quotes London render rates of £65–£95/m² and South East rates of £55–£85/m², both above its national range. Budget from the upper half of each range above in London and the South East.

Access and wall condition move the price too. Rendering onto an uneven or previously failed substrate needs extra basecoat and repair before the finish goes on, and restricted access (narrow side returns, no van access, steep sites) adds to the scaffold cost above. Neither is captured by a generic per-m² rate: get a site visit before budgeting a real job, and get at least three local quotes.
