Regional Building Regulations Guides
Building regulations differ across the four nations of the UK. England and Wales use Approved Documents, Scotland uses Technical Handbooks, and Northern Ireland uses Technical Booklets. Each system has different requirements, processes and enforcement bodies.
England
Approved Documents A–S, Building Control, competent person schemes and the Planning Portal.
Scotland
Technical Handbooks, building warrants, verifiers and the Building Standards Division.
Wales
Welsh Approved Documents, Part L differences and Welsh Government building control.
Northern Ireland
Technical Booklets A–R, district council Building Control and key differences from England.
UK Building Regulations for Construction Projects
UK Building Regulations set minimum standards for the design, construction and alteration of buildings. Approved Documents A through S cover structural safety, fire, sound insulation, ventilation, drainage, electrical safety, access, glazing and more. Our regulations calculators help tradespeople and builders check compliance before submitting to building control, saving time and avoiding costly failed inspections.
Approved Document L (Conservation of fuel and power) was updated in June 2022 with significantly tighter U-value targets. Walls must now achieve 0.26 W/m²K, floors 0.18 W/m²K, and roofs 0.16 W/m²K for new builds. Our Part L compliance calculator checks your construction build-ups against these targets and flags any elements that fall short.
Building control fees vary by local authority but typically include a plan check fee (paid at submission) and an inspection fee (paid at first inspection). For a standard domestic extension, total fees usually range from £400 to £900 depending on floor area and project complexity. The building control fee calculator estimates costs based on project type and size.
Part M (Access to and use of buildings) requires level thresholds, adequate door widths (minimum 775mm clear opening), and accessible WC provision in new dwellings. Part K sets staircase geometry limits including maximum 42° pitch for private stairs, 220mm maximum rise, and 220mm minimum going. Our compliance calculators check your designs against these limits before you build.
