Accessibility Requirements in UK Construction

Approved Document M of the UK Building Regulations sets out accessibility requirements for all new buildings and alterations. It covers level access thresholds, door widths, corridor widths, ramp gradients, WC provisions and lift access. BS 8300 (Design of an accessible and inclusive built environment) provides more detailed design guidance that goes beyond the minimum regulatory requirements. Wheelchair ramps must have a maximum gradient of 1:12 for ramps up to 2m long, 1:15 for ramps up to 5m, and 1:20 for ramps up to 10m. Level landings of at least 1.2m × 1.2m are required at the top and bottom, and at every 2m of vertical rise. Accessible WCs (Doc M packs) require a minimum room size of 1500mm × 2200mm with specific fixture positions: the WC at 500mm from the side wall, grab rails at 680mm height, and a minimum 1500mm turning circle for wheelchair users. Door widths for wheelchair access require a minimum 800mm clear opening width (achieved with a 926mm door leaf in a standard frame). Corridors serving accessible rooms should be at least 1200mm wide, with 1800mm × 1800mm passing places at intervals not exceeding 12m. These requirements apply to all new non-domestic buildings and common areas of residential developments.
