How We Calculate This
This risk checker uses a property age and location matrix to assess the likelihood of asbestos-containing materials being present. It cross-references the construction era with common ACM applications.
The assessment
Age + Location = Likelihood score (1-5)
Score 1-2: Low risk — unlikely but test if disturbing
Score 3: Medium risk — assume present until tested
Score 4-5: High risk — survey required before any work

- 1945-1985: Peak asbestos use in UK construction
- 1985-1999: Declining use but still present in some products
- Post-1999: Banned — very low risk (new build only)
