How We Calculate This

This checker compares your proposed development against the key dimensional limits set out in the General Permitted Development Order (GPDO) for England. It checks depth, height, ridge height, boundary distance and coverage rules.

The checks

Rear extension: Max 3m (semi/terrace) or 4m (detached) depth
Outbuilding: Max 50% garden coverage, 2.5m height at boundary
Loft: Max 40m³ (terrace) or 50m³ (other) additional volume
Side extension: Max half original house width, 4m height

This is a guidance tool only. Always verify with your local planning authority before starting work. Rules vary and may have been amended since this tool was updated.

Key exclusions

  • Listed buildings have NO PD rights
  • Flats have very limited PD rights
  • Article 4 directions remove specific PD rights
  • Conservation areas restrict some external works
