How We Calculate This

This calculator determines the materials needed to form a loft hatch opening: trimming timbers, joist hangers, fire-rated lining (if required), insulation and draught seal.

The formula

2 trimmers (cross) = 2 × opening width (the between-joists gap)
2 trimming joists (parallel) = 2 × opening length (along the joists)
Joist hangers: 4 (one per trimmer-to-joist connection)
FD30 reveal lining = Opening perimeter × Joist depth (lid is a bought unit)
Draught seal = Opening perimeter

All four trimming timbers are cut from the same section as the existing ceiling joists. The fire-lining figure is the reveal board around the four opening sides only — the FD30 hatch lid is a manufactured unit priced separately.

Installation guide

  • Use joist hangers for all trimmer-to-joist connections
  • Line the opening reveals with fire-rated plasterboard if on an escape route
  • Insulate the hatch lid to match loft insulation depth (270mm typical)
  • Install continuous draught seal around the frame
