How We Calculate This

This calculator sizes sub-floor ventilation for a suspended timber ground floor to Approved Document C (2004 edition incorporating 2010 and 2013 amendments) para 4.14(b) and NHBC Standards 5.2.10. It applies the “whichever is greater” rule and then caps spacing at the 2m maximum centres required for timber floors.

The formula

Required Vent Area = greater of (External Wall Length × 1500 mm²/m) and (Floor Area × 500 mm²/m²)

Vents for free area = ceil(Required Area ÷ Vent Free Area)

Vents for spacing = ceil(Wall Length ÷ 2) + 1 (keeps centres ≤ 2m)

Vents needed = greater of the two counts

Standard specifications

  • Free-area requirement: the greater of 1500mm²/m of external wall or 500mm²/m² of floor area (AD C para 4.14(b) / NHBC 5.2.10)
  • Square-hole clay airbrick: ~1290mm² free area (215×65mm)
  • Telescopic underfloor vent: ~8000mm² free area, ~6500mm² with airbrick (e.g. Timloc 1201)
  • Maximum spacing: 2m centres, within 450mm of wall ends, on two opposing walls
  • Telescopic liner: carries air across cavity walls (~50-100mm)
  • Air space: ventilated void of at least 150mm below the floor underside
