How We Calculate This

This calculator estimates the water company fee side of your sewer connection cost for a new connection to the public sewer — the Section 106 consent-to-connect charge, any build-over agreement, bond and inspection fees, plus VAT. The physical groundwork (excavation, pipework and road or footpath reinstatement) is priced separately by your contractor and is not included in this figure.

The formula

Total Fees = (S106 Fee × Connections) + Build-Over + Bond + (Inspection × Connections) + VAT

VAT is added to the fees but not to the refundable bond — a security bond is not consideration for a supply, so it sits outside the scope of VAT (HMRC VATSC06120). The VAT rate depends on the property: connections to existing or commercial properties are usually standard-rated at 20%, while connection works carried out in the course of building a new dwelling are zero-rated, as they are closely connected to the zero-rated construction of the building (VAT Notice 708, section 3; Group 5 of Schedule 8 to the VAT Act 1994). Set the correct rate with the “Property Type (VAT)” selector.
