What is a side return extension?

A side return extension infills the narrow alley running alongside a terraced or semi-detached house, typically next to the kitchen. It is one of the most popular extensions in Victorian and Edwardian properties, creating a wider kitchen-diner. The side return is usually 1–2m wide and 3–6m long.

Do I need a steel beam for a side return extension?

Almost always, yes. To open up the kitchen into the new side return space, the dividing wall (which is usually load-bearing) must be removed and replaced with a steel beam (RSJ/UB). The beam spans the full combined width of the original room plus the side return. A structural engineer must design the beam.

How much does a side return extension cost?

Side return extensions typically cost £2,000–£3,000 per m² due to narrow access, structural glazing, steel beams and drainage re-routes. A typical 8–12m² side return costs £20,000–£35,000. The narrow width and restricted access increase labour costs compared to a standard rear extension of the same area.

Do I need planning permission for a side return extension?

Many side return extensions fall within Permitted Development rights if they are single storey, do not extend beyond the rear wall by more than 3m (semi-detached) or 4m (detached), and eaves height is under 3m. However, check your local authority — some have Article 4 directions removing PD rights. Conservation areas have additional restrictions.

What happens to the drains in the side return?

The side return typically contains downpipes, gullies and below-ground drainage from the rear of the house. These must be re-routed before building over. This usually involves a new inspection chamber, re-directed below-ground pipes under the slab, and relocated downpipes. A drainage survey (CCTV) is recommended before design.
