How We Calculate This

This estimator approximates a SAP rating by calculating fabric and ventilation heat losses, applying heating system efficiency, and accounting for any renewable energy contribution.

The formula

Fabric loss (W/K) = Σ(Element area × U-value) + Thermal bridging

Ventilation loss (W/K) = 0.33 × air-change rate × Volume, where air-change rate = air permeability (q50) ÷ 20 (SAP 10.2 divide-by-20 rule)

Annual space-heat demand = Total loss × Degree hours ÷ 1000 (degree-hour upper bound; ignores solar & internal gains)

Delivered energy = Annual demand ÷ Heating efficiency (or COP)

ECF = (Annual fuel cost × 0.36 deflator) ÷ (TFA + 45)

SAP = 108.8 − 120.5 × log₁₀(ECF) (when ECF ≥ 3.5, else 100 − 16.21 × ECF)

Based on BRE SAP 10.2 (17-12-2021) §13 and Table 12, with notional fuel tariffs (mains gas 3.64p, electricity 16.49p, heating oil 4.94p per kWh; exported PV credited at 5.59p). Includes space heating, DHW, pumps/fans and lighting, with solar PV generation deducted from running cost. A simplified estimator — full SAP requires accredited software.
