What is a SAP rating?

SAP (Standard Assessment Procedure) is the UK Government's method for assessing the energy performance of dwellings. The rating runs from 1 (poor) to 100+ (excellent), with higher scores indicating better energy efficiency. SAP 10 (current version) is used for Building Regulations compliance and generating Energy Performance Certificates (EPCs). New builds typically require SAP 75+ (Band C or better).

How is the SAP rating calculated?

What SAP rating do I need for Building Regulations?

Part L 2021 does not specify a minimum SAP score directly — instead, it requires the dwelling to produce no more CO₂ than a 'notional dwelling' with reference U-values. In practice, this typically means SAP 80+ for new builds. The Future Homes Standard (2025) will require significantly higher performance, effectively mandating heat pumps or equivalent low-carbon heating.

What improves SAP score the most?

The biggest improvements come from: (1) Heating system — switching from gas boiler to heat pump can add 15-25 SAP points. (2) Solar PV — adds 5-15 points depending on size. (3) Fabric improvements — better U-values add 5-10 points collectively. (4) Airtightness — improving from 8 to 3 m³/h.m² adds 3-5 points. (5) Wastewater heat recovery — adds 1-3 points.

Is this calculator as accurate as full SAP software?

No — this is a simplified estimator for quick assessments. Full SAP calculations (using software like Stroma FSAP, Elmhurst SAP, or Design SAP) consider many additional factors including orientation, thermal mass, internal gains, hot water, lighting, and monthly weather data. This tool gives a useful approximation within ±10 SAP points. For Building Regulations submissions, a full SAP calculation by an accredited assessor is required.

How We Calculate This

This estimator approximates a SAP rating by calculating fabric and ventilation heat losses, applying heating system efficiency, and accounting for any renewable energy contribution.

The formula

Fabric loss (W/K) = Σ(Element area × U-value) + Thermal bridging

Ventilation loss (W/K) = 0.33 × Ventilation rate × Volume

Annual energy = Total loss × Degree hours ÷ 1000

Delivered energy = Annual energy ÷ Heating efficiency

ECF = (Annual fuel cost × 0.85 deflator) ÷ (TFA + 45)

SAP = 117 − 121 × log₁₀(ECF) (when ECF ≥ 3.5, else 100 − 13.95 × ECF)

Based on BRE SAP 10.2 methodology with notional fuel tariffs (gas 3.87p, electricity 15.41p, oil 4.64p per kWh). Includes space heating, DHW, pumps/fans, lighting; solar PV deducted.
