This estimator approximates a SAP rating by calculating fabric and ventilation heat losses, applying heating system efficiency, and accounting for any renewable energy contribution.
The formula
Fabric loss (W/K) = Σ(Element area × U-value) + Thermal bridging
Ventilation loss (W/K) = 0.33 × air-change rate × Volume, where air-change rate = air permeability (q50) ÷ 20 (SAP 10.2 divide-by-20 rule)
Annual space-heat demand = Total loss × Degree hours ÷ 1000 (degree-hour upper bound; ignores solar & internal gains)
Delivered energy = Annual demand ÷ Heating efficiency (or COP)
ECF = (Annual fuel cost × 0.36 deflator) ÷ (TFA + 45)
SAP = 108.8 − 120.5 × log₁₀(ECF) (when ECF ≥ 3.5, else 100 − 16.21 × ECF)

Frequently Asked Questions
SAP (Standard Assessment Procedure) is the UK Government's method for assessing the energy performance of dwellings. The rating runs from 1 (poor) to 100 (excellent), and can exceed 100 for a net energy exporter. Higher scores indicate better energy efficiency. SAP 10.2 is the current version used for Building Regulations compliance and generating Energy Performance Certificates (EPCs). There is no fixed minimum SAP score for new builds — compliance is judged by carbon and primary-energy targets (see below) — but well-insulated new dwellings commonly land in Band B or C in practice.
SAP considers: fabric heat loss (walls, roof, floor, windows U-values), ventilation heat loss (air permeability), thermal bridging, heating system efficiency, hot water energy, lighting, solar gains, and renewable energy contribution. The calculation produces an energy cost rating (SAP) and an environmental impact rating (EI). This calculator provides a simplified estimate — full SAP requires specialist software.
Part L 2021 does not specify a minimum SAP score directly. Instead a new dwelling must meet a Target Emission Rate (DER ≤ TER) and a Target Primary Energy Rate (DPER ≤ TPER), both derived from a 'notional dwelling' with reference fabric, services and a 40% on-site renewables uplift. There is no single SAP-band pass mark — a dwelling can comply with a wide range of SAP scores depending on its design. The Future Homes Standard is expected to require significantly higher performance, effectively mandating heat pumps or equivalent low-carbon heating.
As rough rules of thumb (actual gains depend on the specific dwelling and a full SAP model): (1) Fabric improvements — lower wall, roof, floor and window U-values cut heat loss and reliably lift the score. (2) Airtightness — reducing air permeability (e.g. from 8 to 3 m³/h·m²) lowers ventilation loss. (3) Solar PV — generation is credited against running cost, so larger arrays help most. (4) Heating system — note that the headline SAP figure is a COST-based rating: under SAP 10.2 notional tariffs, electricity (16.49p/kWh) is over four times the price of mains gas (3.64p/kWh), so a heat pump (COP ~3) can cost MORE per useful kWh than a gas boiler and may LOWER the cost-based SAP rating even as it sharply improves the separate environmental-impact (EI) rating thanks to low-carbon electricity. The Future Homes Standard pushes low-carbon heating for carbon compliance, not because it lifts the cost-based SAP. (5) Wastewater heat recovery and improved hot-water storage. Use full accredited SAP software to quantify the gain for a particular property — point-value gains quoted online are only indicative.

Full SAP calculations (using software like Stroma FSAP, Elmhurst SAP, or Design SAP) consider many additional factors including orientation, thermal mass, internal gains, hot water, lighting, and monthly weather data. This tool gives a useful approximation within ±10 SAP points. For Building Regulations submissions, a full SAP calculation by an accredited assessor is required.
