The Boiler Upgrade Scheme offers £7,500 for an air-source heat pump (ASHP), £7,500 for a ground-source or water-source heat pump (GSHP), £2,500 for an air-to-air heat pump, and £5,000 for a biomass boiler. From 21 July 2026 an off-gas-grid property currently heated by oil or LPG can get £9,000 for an ASHP or GSHP (an extra £1,500). The grant is paid directly to your MCS-certified installer, who deducts it from the quote. The scheme now runs until 2030.
You must own the property (or be a private landlord), be replacing a fossil-fuel or electric heating system (not an existing heat pump), and use an MCS-certified installer. New builds and social housing are not eligible. The property must be in England or Wales. Biomass boilers are only funded for rural, off-gas-grid properties. Since 28 April 2026 a valid EPC is no longer required, and there is no longer any loft or cavity wall insulation precondition.
No. Since 28 April 2026 (the Boiler Upgrade Scheme (England and Wales) (Amendment) Regulations 2026) a valid EPC is no longer mandatory. If the property has no EPC, the installer instead provides alternative evidence — typically a recent fuel bill showing the existing fuel and photos of the current heating system. The previous requirement to address loft and cavity wall insulation recommendations has also been removed; the installer assesses insulation adequacy during the survey.
Yes, private landlords can apply for the BUS grant for properties they own and rent out. The same criteria apply: replacing an existing fossil-fuel or electric system, an MCS-certified installer, and a property in England or Wales. An EPC is no longer required, though one may still be useful for evidencing the property and for the upcoming EPC C private-rented-sector standard.
Your MCS installer applies on your behalf through the Ofgem portal. Applications are typically processed within 2-4 weeks. The grant voucher is valid for 3 months from issue, during which the installation must be completed. Payment goes directly to the installer.
