No habitable room should open directly onto the protected stairway without a fire door. This is the primary means of escape for most basements.

Do I need an escape window in a basement?

Approved Document B recommends an alternative escape route from basement bedrooms. An escape window via a lightwell can serve this purpose. The window must have a clear opening of at least 450mm × 450mm with a minimum area of 0.33m². The lightwell must be large enough for a person to exit and reach safety. This is in addition to (not instead of) the protected stairway.

What fire doors are needed for a basement conversion?

FD30S doors (30-minute fire resistance, self-closing) are required at: the head of the basement stairs, any opening from the basement stairway to habitable rooms, and between the basement and ground floor level. Self-closing devices (overhead closers or concealed closers) must be fitted to all FD30S doors. Doors must be properly fitted with appropriate intumescent strips and cold smoke seals.

What smoke detection is needed in a basement?

Minimum requirement for a dwelling with a basement is interlinked smoke alarms on every level (Grade D1 Category LD2 per BS 5839-6). This means mains-powered smoke detectors with battery backup in: the basement, each floor level, and the landing. For self-contained basement dwellings, a higher standard may be required including heat detectors in kitchens.
