How We Calculate This

This calculator gives an indicative ballpark for the number of bulk samples, the likely survey duration, and lab analysis costs for an asbestos survey, based on property type, age, and survey scope. The survey itself must follow HSG264 guidance published by the Health and Safety Executive.

Important: HSG264 does not prescribe a fixed number of samples by property type or age. The surveyor sets the final sample count on site by professional judgement, taking at least one representative sample from each homogeneous area (materials that look identical in composition, colour, texture and installation date). The figures below are a planning estimate only, not a regulatory minimum.

How the estimate is calculated

Step 1: A base sample count is assigned from property type and survey type. R&D surveys require roughly double the samples of management surveys.

Step 2: An age multiplier adjusts for asbestos prevalence — properties from the 1950-1985 peak period have the highest multiplier (up to 1.5x).

Step 3: Additional floors increase the count by approximately 30% per floor above ground.

Step 4: Lab analysis cost is calculated by multiplying the sample count by the cost per sample (typically £30-£40 for standard PLM analysis through a UKAS-accredited laboratory; volume discounts often apply on 10 or more samples).

UK regulations

Asbestos surveys must comply with the Control of Asbestos Regulations 2012 (CAR 2012) and follow HSG264 guidance. A refurbishment and demolition (R&D) survey is a legal requirement before demolition or major refurbishment. Surveyors should hold the BOHS P402 qualification (Surveying and Sampling Strategies for Asbestos in Buildings, which covers both management and R&D surveys) as a minimum, and work through a UKAS-accredited organisation. (BOHS P403/P404 cover air monitoring and clearance, which is a separate analyst role under HSG248.)
