How We Calculate This

This calculator estimates the number of bulk samples required for an asbestos survey based on property type, age, and survey scope per HSG264 guidance published by the Health and Safety Executive.

How the estimate is calculated

Step 1: A base sample count is assigned from property type and survey type. R&D surveys require roughly double the samples of management surveys.

Step 2: An age multiplier adjusts for asbestos prevalence — properties from the 1950-1985 peak period have the highest multiplier (up to 1.5x).

Step 3: Additional floors increase the count by approximately 30% per floor above ground.

Step 4: Lab analysis cost is calculated by multiplying the sample count by the cost per sample (typically £15-£30 through a UKAS-accredited laboratory).

Asbestos surveys must comply with the Control of Asbestos Regulations 2012 (CAR 2012) and follow HSG264 guidance. Surveyors should hold BOHS P402 (management) or P403 (R&D) qualifications and work through a UKAS-accredited organisation.
