In England, sprinklers are required in new residential buildings over 11m tall (reduced from 18m in 2020). In Wales, sprinklers are required in all new homes and care homes. What is the difference between BS 9251 and BS EN 12845?

BS 9251 covers residential and domestic sprinkler systems with lower flow requirements (typically 2 heads operating simultaneously at 42 litres/min each). BS EN 12845 covers commercial and industrial systems with higher flow requirements based on hazard classification. Residential systems can often use town mains water directly.

How many sprinkler heads per room?

In residential systems (BS 9251), one head covers approximately 12m² with maximum 4m spacing. A typical bedroom needs 1-2 heads, a lounge 2-3 heads. Heads must be within 2m of walls. Commercial systems vary: light hazard 12m²/head, ordinary hazard 9m²/head.

Do sprinklers reduce insurance premiums?

Yes, many insurers offer premium reductions of 5-15% for sprinklered buildings. Some specialist insurers offer larger discounts. Sprinklers also allow relaxations in Building Regulations including increased travel distances (+50%), reduced fire resistance requirements and increased compartment sizes.
