Daylight factor
Uses the recognised one-fifth rule floor-area shorthand for the average daylight factor: DFav ≈ (1/5) × (glazed area ÷ floor area) × 100 — i.e. multiply the window-to-floor area ratio by 0.2. This rule of thumb (Littlefair, “Designing with Innovative Daylighting”, BRE 1996; CIB “Daylight Design Rules of Thumb”) estimates the average daylight factor from just window area and room floor area, which are the only daylighting inputs this tool collects; the 0.2 coefficient already embeds typical glazing transmittance and room surface reflectance.
It is a quick guide for a typical light-coloured, unobstructed room, not a compliance figure. The full BRE average daylight factor is DF = (Ag × τ × θ) ÷ (A × (1 − R²)), where A is the room’s total internal surface area (not floor area), τ the glazing transmittance (≈ 0.68 double / 0.60 triple), θ the visible-sky angle and R the mean surface reflectance — that needs full room dimensions, and external obstructions are assessed separately under the BRE BR 209 site-layout guidance, so a detailed assessment also accounts for obstructions and glazing-bar losses. The familiar adequacy targets (about 2% for kitchens, 1.5% for living rooms and 1% for bedrooms) came from BS 8206-2, which has since been withdrawn and superseded by BS EN 17037:2018 (the current standard assesses daylight via median/minimum daylight factor or climate-based target illuminance rather than the average daylight factor).

Under Part L, roof windows must achieve a U-value of 1.4 W/m²K or better (same as vertical windows). Most quality double-glazed roof windows achieve 1.2-1.4 W/m²K. Triple glazed units achieve 0.8-1.1 W/m²K. Roof windows lose more heat than vertical windows due to greater exposure.
Under permitted development, roof windows don't usually need planning permission if they don't protrude more than 150mm beyond the roof plane, are not on a front-facing roof slope in a conservation area, and the property isn't listed. They always need Building Regulations approval.
Part F requires ventilation openings of at least 1/20th of the room floor area. For loft rooms, the glazed area should ideally be 20% of floor area for good daylight. MK06 (780x1180mm) is the most popular domestic size. Pairs of smaller windows often work better than one large one.
Centre-pivot windows rotate around a central hinge and work well at any height. Top-hung windows hinge at the top and open outwards giving an unobstructed view. Top-hung is better at lower positions for safety and ease of use. Electric operation suits high or hard-to-reach positions.
As a 2026 indicative estimate, supply and fit for a standard MK06 centre-pivot roof window with good access is typically £900-1,500 including the flashing kit (basic labour alone is usually £300-600 and a standard flashing kit £80-180). Allow £150-300 extra if the roof structure needs trimming, and budget toward £2,000+ for triple-glazed, conservation, or poor-access jobs once scaffolding is added. Replacing a like-for-like existing window is cheaper than a new opening as no structural work is needed. Always get quotes — these are estimates, not fixed prices.
