Part E & B requirements
- Part E (sound): 45 dB DnT,w + Ctr airborne, field-measured, for a new separating wall (Table 1a); 43 dB for a material change of use such as flats (Table 1b). Internal walls use 40 dB Rw.
- Part B (fire): 60-minute (REI 60) separating wall between dwellings; new loft floor and stair enclosure 30 minutes
- Fire board: 2 × 15mm Type F (e.g. Gyproc FireLine) each side for the 60-minute class, joints staggered
- Acoustic: 100mm Rockwool RWA45 slab (2.88 m²/pack) in the cavity, plus acoustic board and resilient-bar option; seal all flanking joints
Quantities assume 2.4×1.2m (2.88 m²) boards and 100mm RWA45 slab packs. The dB figure is a performance target — achieving it on site depends on flanking detailing and sealing, so always pre-completion test where required.

Approved Document E sets the target for separating walls between dwellings as a minimum of 45 dB DnT,w + Ctr — this is an on-site (field) airborne measurement to ISO 16283-1, not a laboratory Rw figure (Rw is used for the 40 dB internal-wall standard). New separating walls target 45 dB (Table 1a); walls formed by a material change of use, such as splitting a house into flats, target 43 dB (Table 1b). A routine loft conversion of a single dwelling is not itself a material change of use, so 45 dB is the sensible upgrade aim. In a loft conversion, the party wall must be upgraded from the underside of the roof covering to the top of the new ceiling, using fire-rated and acoustic-rated boarding with sealed edges. Do not specify boards purely on their Rw rating: Rw is a laboratory figure for a product or system, while the Part E target is a field measurement of a different quantity (DnT,w + Ctr), so the two are not interchangeable and there is no arithmetic conversion between them.
For 60-minute fire resistance (Part B requirement for loft conversions), you typically need 2 layers of 15mm fire-rated plasterboard (such as Fireline) on each side of the party wall. Joints must be staggered between layers. For 30-minute rating, 1 layer of 15mm fire board may suffice.
Acoustic sealant is a flexible, non-setting mastic applied to all perimeter joints where the party wall boarding meets the floor, ceiling and external walls. It fills gaps that would allow sound to pass through (flanking transmission). It must remain permanently flexible — standard decorator's caulk is not adequate.
Yes, most loft conversions trigger the Party Wall etc. Act 1996. Cutting into or loading onto the existing party wall (a steel beam bearing) is a Section 2 party structure notice, served at least 2 months before work starts (s.3(2)). Deep foundations or excavation within 3 metres (or within 6 metres below a 45° line) of the neighbour's foundations is a separate Section 6 notice, served at least 1 month before you begin to excavate (s.6(5)). A new wall on the line of junction is a Section 1 notice, also 1 month. If the neighbour dissents, surveyors must be appointed.
Yes. The party wall separating construction must extend from the underside of the roof covering (tiles/slates) down to the ceiling of the room below, without gaps. Any gaps between the party wall and the roof must be fire-stopped. This prevents fire and sound from passing through the roof void.
