Total = Water supply + Heads + Pipework + Valves + Commissioning
- Heads: total area ÷ coverage per head (HH 9, OH 12, LH 21 m² per BS EN 12845; residential ~12 m² per BS 9251)
- Pipework: area × £15-25/m²
- Water supply: town mains or tank/pump set
- Flow valves: ~£500 per floor

In England, sprinklers are required in new blocks of flats where the top storey is over 11m above ground level — a trigger height lowered from 30m on 26 November 2020 (Approved Document B 2019 edition, 2020 amendments). From 2 March 2025, an AD B amendment also requires sprinklers in all new care homes regardless of height (with compartments limited to 10 beds and self-closing doors). In Wales, sprinklers are required in all new homes and care homes. Scotland requires sprinklers in high-rise residential, sheltered housing and care homes. Commercial buildings may require sprinklers based on fire engineering.
Residential sprinkler systems to BS 9251 typically cost £20-£40/m² for new-build installation. Retrofit installation in existing buildings costs £35-£60/m². A typical 4-bed house costs £2,500-£4,000. Blocks of flats typically cost £1,500-£2,500 per flat.
BS 9251 covers residential and domestic sprinkler systems with lower flow requirements (typically 2 heads operating simultaneously at 42 litres/min each). BS EN 12845 covers commercial and industrial systems with higher flow requirements based on hazard classification. Residential systems can often use town mains water directly.
In residential systems (BS 9251:2021), one head typically covers about 12m² (up to its listed maximum, or 25m²), with heads spaced at least 4m apart and within roughly 2m of walls. A typical bedroom needs 1-2 heads, a lounge 2-3 heads. Commercial coverage varies per BS EN 12845: light hazard up to 21m²/head (4.6×4.6m spacing), ordinary hazard 12m²/head (4.0×4.0m), high hazard 9m²/head (3.7×3.7m).
